Dear Acme DIY Plumbers:
I get no hot water at the taps, but there is steamy hot air under the counter. :( Any idea what might be wrong? Water at taps is warm, water heater (gas) heats after running water into sink, tub or shower. Can anyone venture a guess?

Sounds like your thermostat is set way low so all you have is warm water and it also has to warm the pipes before it gets to any sink. The thermostat is suppose to come on as warm water is taken out of the water heater and colder water replaces it. Run some water in your bath tub and feel the hot water pipe on top of your heater. That's how hot your water is and that's what you will have in the tub after the pipes get their share of the heat. Not hot? Cut thermo up.

The warm air sounds like holes in the floor or wall letting air from some other area pass through the cabinet.
